The Standard Weekly Update: July 20

For this week’s update, we’ll be addressing some common questions about the move-in delays at The Standard at Knoxville, including details about hotel accommodations. Please see below for some important details.

When is my first rent payment due?

Your first rent payment is due August 1st, per your lease agreement.

You are able to make this payment a few different ways. You can mail or drop off a check or money order to the leasing center at the address listed below (please note, however, that this address will change once the leasing office relocates to the property).

Should you wish to pay your rent online, please visit your resident portal at the following URL:

https://standardatknoxville.residentportal.com/

If you have already created a username and password, please log in on the right. If you have not, please complete the information on the left. Your name and e-mail address will need to match what we have on file. Once you have entered that in, please select your account by choosing “This is Me.”

You will then be logged into the Resident Portal. At this time, your balance due amount will be listed at $0.00. However, you will need to go ahead and prepay the August rent. Select the green box that says “make a payment.” Then enter in the amount of your rental payment. Please note the varying convenience fees associated with the different forms of payment. These will be listed once you enter in your amount. Please note that if you select the option to pay with a VISA card, instructions will be sent to you regarding the phone verification process. At this time, you will only be responsible for the paying the rental amount and the Personal Property Protection ($12.95) if you are enrolled as your items will still be covered under this plan. We will not be charging parking fees until your unit is ready for move-in.

*The Resident Portal does allow you to schedule monthly payments, however, we recommend waiting to schedule these until after you have taken occupancy to avoid any errors with payments.

What hotels will I be placed in?

We have reserved space at five different hotels in Knoxville, four of which are less than a mile from The Standard. The fifth hotel is approximately nine miles from The Standard. Residents staying the greatest distance from The Standard will be given the option to park in The Standard’s parking deck (on a fist come, first served basis) as they commute to and from campus and the downtown area.

The hotels include Hilton, Hampton Inn and the Sheraton at Four Points properties.

How many people will be in a room? How do you decide who will share a room?

Residents will be paired two to a room and will share rooms with their roommate from The Standard. If your apartment at The Standard included more than two bedrooms, you may choose which roommate you want to room with at the hotel.

When will I know my hotel assignment?

We plan to notify all residents of their hotel assignments soon after July 27, the date set for everyone to let us know whether or not they want hotel accommodations (Option 1) or if they’ll be staying with a friend or relative until moving in at The Standard (Option 2).

What about parking and transportation?

The Standard will cover the costs of parking at the hotel. Residents who are placed at the hotel furthest from The Standard will be able to park in The Standard’s parking deck as they commute to and from campus. These spaces will be limited and are meant only for those residents temporarily staying nine miles from the downtown area.

What are my options for laundry?

Four out of the five hotels provide different options for on-site laundry services. We’ll provide more information once you receive your hotel assignment, including information about laundry pick-up for the one hotel without on-site services.

What type of gift cards will we be getting?

$125 Visa gift cards will be distributed at the end of each week. These can be used at any location where Visa is accepted.

What amenities will be available and when?

We are receiving updates from our construction team on a weekly basis. As of this time, we do not have definitive answers, but will be sending you weekly updates with more information as it becomes available.

Will some residents be able to move in earlier than others?

It’s possible that we will be able to allow residents to move in as their particular section of The Standard is completed. Following fire and life safety inspections during the first week of August, we will determine whether or not phased move-in will be an option. We remain optimistic that it will be.
